What is a measurement or floorplan service?

A measurement service is just what it sounds like: Based on what you want, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, a certified appraiser measures your home or property with a measuring tool — either a tape or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like closets, entryways, and pantries. They may draw a rough sketch of the property. Then, the appraiser creates a report and a more detailed floorplan showing the total square footage and the overall layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service needed?

Disputing property taxes

Property tax records often reflect inaccurate area of a property because the values can come from various sources, and occasionally go unproven — which means you may be paying for more space than you actually have! Unless a certified appraiser has performed a recent evaluation or home measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a property

A home measurement service can secure a fair price for your property. Living space is one of the most important elements potential buyers consider when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your home listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of the home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your property is to reference a recent appraisal or home measurement service completed by a certified appraiser (after any updating that might have affected square footage).

Material for agents

To make sure that your client's property sells at a price that accurately reflects true market value, we advise asking for a measurement of the property. Clients, and especially potential buyers, will appreciate your eye for detail, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for attracting potential buyers because they can see the layout and characteristics of the home before and after a showing.
